Q: Heart pine flooring on a covered porch?
I've seen some beautiful heart pine floors on covered porches in Charleston, South Carolina. We're preparing to re-deck our own porch floor, and I'm wondering if we should attempt it. It looks like proper installation and finishing are crucial, and ongoing maintenance will be more demanding then the normal treated decking. If we go this route, what kind of finish will we need to use, and how should we maintain the floors?

Baltimore, MDA: Use a exterior wood preservative as a clear coat on exterior wood flooring
Since you are commiting to this (probably doable and worth it) and since you understand that you are commiting to regular maintenance . . I woud suggest a product that will require the least amount of effort at "re-application." the Thompson's etc of the world have properties are suitable for these kinds of installations. . and can be reapplied without sanding or stripping -- See this article for a little on what I have learned on the topic. http://www.buildingmoxie.com/blog/2009/05/happy-mothers-day-jen-lets-re-finish-the-porch/
hope this helps. jb
