Q: Tile Countertops - what do buyers think?
Hi, do home buyers view tile countertops as a plus or a minus? In the apartments I lived in before owning a home, I was always happy to have tile, rather than formica. When I moved into my house, I was perfectly satisfied with our tile counters - in fact, I still love them. But, we're looking to move into a bigger place and now we are thinking about resale value. How does tile stack up against granite or other types of stone countertops? Would it be worth the investment to change out the tile for granite? Thanks for the help.

It's hard to tell the "worth" of replacing tile counter tops. I've helped a lot of new home owners with kitchen remodels and most common points I've noticed are as follows:
Are the grout lines small? (small grout lines in a big plus for cleaning)
Is the grout an earthy or dark color? (again big plus for cleaning)
Are the tiles small? (4" x 4" seem to be the most desired size, any small seems to busy and any bigger seems out of place)

Tile countertops can look nice, but most buyers understand that they are inexpensive compared to granite and granite holds a higher value. The value of granite countertops will hold a higher resale value since they are more expensive than tile countertops.
