Q: Would removing a formal dining room to enlarge our kitchen decrease or increase our house value?
The house is a tri-level with living room, dining room and kitchen on the main level. The kitchen is open to the lower level at one end and the other end is a wall with doorway to the dining room which we would remove. Thanks!

Englewood, COA: Its an advantage actually
The recent trend in house design tends to lean towards the "open-space" aesthetic. By removing a wall or partition, you actually increase the selling potential of the house. Living rooms and kitchens are the most congregational space in your home. By increasing the kitchen size, you still have a dining table space available, and you free up pathways. The newly converged space will create a sense of more space!
