Q: How much value would converting 500 sf of attic space into a bonus room w/wood floors/media center/full bath add to a 2900 sf 4bd, 2.5 bath house?
Our home is in a desirable area of Boise, ID. We also have the option to close off some open space on the second floor to create a 5th bedroom during the remodel. Would this help or hurt resale?

This may not answer your question directly, but I thought it would be worth bringing up. Sometimes it isn't a great idea to make your attic into a livable space. The attic is a living, breathing piece of your home. It is best used as a barrier between your living space and the elements. It is important to heavily insulate the attic and make sure it is properly ventilated. This ensures a healthy and energy efficient home. Again, this depends on the climate you live in but is worth thinking about.

The only thin holding you back would be the joist that would be the floor joist of the new addition. Make sure the joist can handle the load of a living space by checking with a building inspector or do a search online for span and load limits. As long as this is ok and you can get proper insulation and HVAC ducting you should be good. Also remember that a bedroom must have a closet and a minimum window size. Check all the codes.
